Early Builder Involvement (EBI) is a project delivery strategy where the builder is brought into a project during the early design or planning phases — rather than after design is complete.
Traditionally, Architects finish plans, then puts the work out to tender, and a builder is hired. EBI flips this by getting the builder involved much earlier, so their practical knowledge helps shape the design.
One of the most significant advantages of early builder involvement is the ability to establish accurate and reliable cost estimates from the outset. By engaging a builder during the design phase, the full scope of the project can be properly defined — ensuring that both anticipated requirements and less obvious complexities are accounted for.
This collaborative approach allows the design to be refined in line with budget parameters before commitments are made, substantially reducing the risk of cost escalation. For complex renovations or custom builds, where design variations can have considerable financial implications, this level of early alignment is particularly critical to project success.
